Frequently Asked Questions

Does homeowners insurance cover water damage in North Carolina?

Usually, if the water damage was sudden and accidental, such as a burst pipe or an appliance that overflowed. Standard policies generally do not cover damage that built up slowly from a long-term leak, damage from poor maintenance, or flooding. Every policy is different, so check yours or ask your agent. The NC Department of Insurance has a homeowner's guide at ncdoi.gov.

Is a sewer or drain backup covered?

Not under a standard NC homeowners policy. Water backup and sump overflow coverage is an optional endorsement that you have to ask your agent to add (source: NC DOI, "Optional Coverage"). If you have a backup, see our sewage cleanup page.

Is flood damage covered?

No. Standard homeowners policies exclude flood and rising water. Flood coverage is a separate policy, usually through the National Flood Insurance Program (source: NC DOI Flood Insurance FAQs).

What should I do before I call my insurance company?

If it's safe, stop the water first. Then take wide and close-up photos and video of every wet area and the source before anything is moved or thrown away. Keep damaged items and receipts until your adjuster says otherwise. Write down when you found the damage.

Should I wait for the adjuster before drying things out?

Most policies expect you to take reasonable steps to stop more damage. Document everything first, then start drying. If you're not sure, ask your insurer what they need before materials are removed.

Can you inspect the damage before I file a claim?

Yes, and the inspection is free. We inspect, measure moisture, photograph the damage and write up what we find. That way you know what you're dealing with when you talk to your insurer. Call (704) 408-4794, Monday to Friday, 8am to 6pm.

Will my claim definitely be approved?

We can't guarantee approval, but we make sure your claim is documented as thoroughly as possible.

What if my insurer disputes part of the estimate?
